I read with interest your article, “Time for Change: NYU Faculty on Development After Sandy,” by Paul Rosta. After a storm, the power grid, building construction, and other related conditions are at the forefront of everyone’s mind. But the increased number and severity of “wind events” nationally should prompt a reexamination in every community.

My company, Verisk Analytics, conducted an analysis using our severe-storm computer models and compared them to our database of millions of commercial buildings we survey to examine factors that may improve — or worsen — a building’s wind resistance or damageability. Our analysis shows roughly 38 percent of the total U.S. insured property value is in coastal counties. In New York, 62 percent of insured value is along the coast. In Florida, that number skyrockets to almost 80 percent — but it is by no means exclusively a coastal phenomenon. Eighteen of the top 20 catastrophic events in the U.S. involved wind (13 hurricanes, 4 tornadoes, and a severe wind and hail event). Only the Northridge earthquake and the attacks of 9/11 did not involve a wind peril. Compounding the problem is the overall storm trend. Of those 18 wind events, 15 occurred since 2000.

Communities and individuals are always concerned about fire, which continues to be the most common cause of property loss. However, it is now evident that property owners, the construction industry, municipalities responsible for local building codes, and others all need to become more proactive in addressing the threat of wind and storm events.

I believe that, to a certain degree, the reason that the outlook on equity is improving is that more and more investors struggle to find a safe place to invest. At least this is what we are experiencing. As we specialize in Commercial Investment Real Estate, we are feeling a momentum increase from investors looking to buy in to assets which have a relatively secure source of repayment (Credit Tenants) as well as the appeal of a tangible asset over which they have some “control”. I believe this will continue to fuel the commercial investment real estate market for the foreseeable future. Going out on a limb here, equity is almost easier to obtain in the capital stack than debt. Because of this increase in demand, we are seeing cap rate compression in the multi-family and single tenant asset markets. 2012 should prove to be very interesting based on this outlook.

As these companies are more sophisticated and free to make creatively aggressive moves in resolving problematic commercial real estate debt, they they will undoubtedly help to increase the rate of “thaw” that we all so desperately need as commercial real estate professionals. Now if we can just figure out how to get the banks, which are made more healthy by these types of acquisitions, to come out of their shell and make good commercial loans, the process of recovery will certainly continue to accelerate in my opinion. As Mr. Rockefeller will attest, it is times like these where fortunes are made. “Try to turn every disaster into an opportunity” – J.D. Rockefeller. I think Sabal is doing just that…

As a resident of this complex, it can only be hoped that this deal will bring some changes. The ongoing security problem is serious, regularly resulting in the police being called in the late-night hours because of loud altercations and disturbances, which the present security service seems powerless to prevent. And this is just the tip of the iceberg in this complex that somehow laughably manages to describe itself as “luxury apartments”.
